The Real Problem with Commercial Real Estate Investing Today
Recently I learned that commercial lenders are having to take back a surprisingly high number of buildings because the default rate for commercial real estate has jumped tremendously high.
As I was trying to figure out why this has happened I realized that the answer is very simple. It comes down to one thing and that is Buyers. With out the sources of financeing the buyer pool has been shrunk down.
So now if you have commercial real estate, that you have to get rid of, the pool of buyers has shrunk because you basically have to find cash buyers in order to sell anything right now.
In my wholesaling business it is basically the same. After selling hundreds of deals and becoming a buyer finding expert it has gotten even harder because of the finance crunch.
when will the lenders start lending money again?
Hopefully they will start but honestly it may be awhile.
so it essentially comes down to this questions. Where are the cash buyers in my market?
Best way in my opinion is to not only use all of the traditional real estate tools, offline but also use online techniques to bring buyers to you.
If you are not internet savvy then you are left with a decision. You must decide if you are going to continue to try things that are not working or are you going to find some one that knows how to market for buyers on the internet and hire them to do it for you.
The key is finding the right person or the right information on how to find buyers on the internet.
Selling real estate is not easy these days because of the high price tag and the limited ability to borrow money. So you must use all the techniques out there to increase your chances for finding a buyer for you real estate.
